The questions everyone asks.

"Can I really afford to buy a home?"

Probably — and sooner than you think. Many first-time buyers are surprised to learn that their monthly mortgage payment may be comparable to or less than rent, especially with FHA or VA loans requiring as little as 3.5% or 0% down. The key is getting pre-approved so you know exactly where you stand.

"How much do I need for a down payment?"

Less than most people expect. Conventional loans can require as little as 3% down. FHA loans require 3.5%. VA and USDA loans may require nothing at all. Ohio also offers down payment assistance through the Ohio Housing Finance Agency (OHFA), which can cover a significant portion of your upfront costs.

"What credit score do I need?"

It depends on the loan program. FHA loans are available with credit scores as low as 580 (or even lower with a larger down payment). Conventional loans typically require 620+. If your score isn't where you want it yet, we can connect you with lenders who specialize in credit improvement strategies.

"What are closing costs?"

Closing costs typically range from 2% to 5% of the purchase price and cover things like the appraisal, title insurance, lender fees, and prepaid taxes/insurance. Some of these are negotiable, and in some transactions the seller may contribute. We'll walk you through every line item so nothing surprises you.

Ohio Assistance Programs

Help is available.

Ohio is one of the most buyer-friendly states when it comes to down payment assistance. The Ohio Housing Finance Agency (OHFA) offers several programs specifically designed to help first-time buyers overcome the biggest hurdle: upfront cash. These aren't loans you have to repay immediately — many are forgivable or deferred.

Ohio Heroes Program

Reduced mortgage rates and down payment assistance for teachers, healthcare workers, law enforcement, firefighters, and military personnel. If you qualify, this can save you thousands over the life of your loan.

Grants for Grads

Ohio college graduates who finished within the last four years may qualify for down payment assistance through this program. It's designed to keep young professionals in the state.

My Ohio Home Grants

OHFA's standard down payment assistance program provides grants or deferred loans of up to 2.5% of the purchase price. This can be used toward your down payment or closing costs.

VA Loans (Veterans)

Eligible veterans and active-duty service members can purchase with zero down payment through VA-guaranteed loans. These loans also offer competitive rates and no private mortgage insurance.
